April 2021 Colorado Springs real estate statistics:

Again in April, there were record-breaking climbs for home sales prices. High demand and low inventory are still pushing prices up. The median price hit a high of $425,000, up 18.1%. The average price increased 22.8%, to a record high of $481,857. Our low inventory remains at only 568 homes for sale in the entire Pikes Peak Region.


What does the real estate market in April tell us about rental homes? More rental homes are needed for all the folks who cannot buy homes because of the low inventory. This number is up 28.9% from last year, when it was 1,458.

Total Residential Sales: 1,489

This number is up 22.1% from last year, when it was 1,219.

Total Active Listings: 557

This is down a whopping 64.9% from last year, when it was about double, at 1,589.

Total Under Contract: 2,180

This is about the same as last year, when it was 2,185.

Average Price of Home: $481,857

This is up 21.8% from last year.

Median Price of Home: $425,000

Still going up from last year, when it was $360,000.

Average Days on Market: 9

I've never seen this number reach one digit. Homes are selling twice as fast as last year, or 55.0%, when it was 20. A huge change, reflecting a huge seller's market.

YTD Total Sales: 4,780

Up a bit from last year, when we had 4,386 Year-to-Date total sales.
