The All-Important Leases

Reservation Fees

After we verify the tenant is right for your rental, we require a Reservation Fee to take the property off the market.

But the tenants don’t mind! The fee is credited to the first month’s rent when the lease is finalized.

A Strong Lease

Our leases are annual leases and are reviewed by an attorney who specializes in Landlord/Tenant Law. We continuously update our leases to stay current with the changes in local and state laws. This is a good perk because the average owner won’t be up on these laws, but we are.

Educating Tenants

We clearly define Tenant Responsibilities, and make sure every tenant understands what is expected of them, giving us the ability to enforce lease requirements.

The Traditional Security Deposit

Tenants expect to be charged a Security Deposit. We collect it when the lease is signed, and hold it in a non-interest bearing Escrow Account.

Collecting Rent

Our collection and distribution of rent is a vital part of our service to Owners. We pride ourselves on getting rent checks out to our Owners by the 15th of each month.

Tenants have several options on how they can pay, including an online option, making it very easy for our tenants. This helps assure we’ll have few problems collecting the rent.

Routine Maintenance Requests

Non-emergency maintenance requests must be made in writing to prevent frivolous requests. Again, tenants can use the online maintenance portal to submit their requests, so we have good records of what your property needs.

Then we get the work done! We use only licensed and insured Independent Contractors for Owners protection. We want to make sure the work is done right.

We want to make sure you get the best deal on property fix-ups and improvements! Due to the high volume of properties we handle, we secure excellent rates from our Vendors, and this savings is passed directly to our Owners.

Regular Inspections

To make sure your property stays in good shape, we do inspections on a regular basis. This way, we can ensure tenants are complying with the Rental Agreement.
