June 2022 Colorado Springs real estate statistics: The most significant statistic is the increase in inventory. This is the first month we are seeing over 2,000 homes for sale since the start of the pandemic, a relief to our market’s buyers. It is important to note that this inventory level is similar to the levels in 2019 & 2019, so the PPAR market is getting back to normal levels.

This number is up 13.1% from last year, when it was 2,078.

Total Residential Sales: 1,712

This number is down 5.7% from last year, when it was 1,816.

Total Active Listings: 2,125

This is up an amazing 173.5% from last year, when it was 777.

Total Under Contract: 2,149

This down 22.9% from last year, when it was 2,786.

Median Price of Home: $495,000

Up 10% from last year, when it was $450,000.

Average Price of Home: $551,304

This is up 9.6% from last year, when it was $502,961.

Note: The median home price is the most common sales price of all the homes sold in June 2022. The average sales price is the combined average of all sold properties for the same period.

Homes are taking about 1 day longer to sell then last year, when it took 9 days to sell a home.

YTD Total Sales: 8,315

Up 2.1% from last year, when we had 8,147 Year-to-Date total sales.
